This lot is approximately 7.8 acres with over 400 ft of lake frontage on a
quiet cove in Lake Lewisville plus approximately 2 acres of Corp property along
the shore. The entire property is filled with large trees (oaks, pecan, and
cedar elm) and has already been fully irrigated and provided with electrical
conduit for park lighting and bike/jogging trails throughout. The property is
designed for a large single residence with an additional guest house and/or
barn, but it could be subdivided. It was originally two 4-acre tracts that were
re-platted into one large single tract. A large amount of work has already been
completed on the property to prepare it for becoming a spectacular private
estate. The landscape architect designed the property to maximize privacy and
beauty for the homeowners. A private road winds approximately 1/10 mile from the
large wrought iron gate through a canopy of native trees and imported live oaks
around a grassy hill of Elderica Pines and Live Oaks to the front motor court of
the residence.
The main house site is located behind the hill to mask its lower floors from
public view and approximately 300 ft from the lake side to provide privacy from
the lake while still allowing a peaceful water view from the home. The site for
the guest house is located on a hill closer to the waterfront with a private
road between the two building sites. The property is bounded on the north side
by a heavily wooded creek area that can never be built on, providing almost
complete seclusion to the north. The south side of the property is bounded by a
single lot and separated by a 7’ tall wrought iron fence with privacy shrubs
planted along the entire fence line. The main house site is located on the
northeastern portion of the lot, giving maximum distance away from the neighbors
to the south. In addition to the shrubbery and native folliage, deodora cedar

The property is in unincorporated Denton County and lies within the
extra-territorial jurisdiction of Lakewood Village but not in the city limits.
This provides the advantage of having the freedom to develop the property in any
way desired by the homeowner without restrictions by the City, and there are no
City property taxes or homeowners’ dues. The property is located approximately
one half mile south of the future intersection of the Lake Lewisville Bridge and
Garza Lane. The current portion of Garza Lane north of this intersection will
become a divided 4- or 6-lane thoroughfare and will be renamed to Eldorado
Parkway in 2007 or 2008 upon completion of the major road project. This property
is located on the southern portion of Garza Lane which will remain quiet, yet
close to the convenience of the new roads and bridge. There are currently
several small older homes along Garza Lane. It is anticipated that these
properties will eventually be sold and upgraded as the property values escalate
in the near future. Several of these properties are already for sale, and some
have already been purchased by local developers.
The property is located on one of the most favorable private coves on Lake
Lewisville. The lake there is deep enough to enjoy watersports year-round, yet
there are no stumps or underwater hazards anywhere in the cove. Some of the
local record fish have been caught from the banks of this particular property.
While the cove is a favorite with fishermen and water-skiiers alike, its
location still affords considerable privacy. The neighbors pull their jet-skis
and boats up to their beach in this cove, since the lake bottom is smooth and
safe from obstacles.
Considerable planning and work has already been completed for the property to
facilitate its future status as a one-of-a-kind private estate. The entire
property has been criss-crossed with underground conduit for future utilities,
including electricity, water (both city and well), security cameras, telephone,
and cable broadband (closed circuit currently and cable tv when it is available
at the main entrance). Approximately 50 trees have been supplied with electrical
conduit for park lighting. A central well house has already been constructed and
contains the central distribution points for water, electricity, and information
services cabling. A high capacity electric line has already been buried from the
private transformer in the center of the property to the front gate where a
sub-station or electrical distribution point can be established. The well house
itself is built on a thick piered concrete beam and slab for permanent
stability, and its exterior has been prepared for stone or brick to match the
other buildings as desired by the homeowner. The oversized irrigation system is
supplied with water from the deep high capacity private well, allowing minimal
watering cost throughout the year. A 2” water main has been run from the front
road to the rest of the property so that the homeowner can use treated city
water in the houses for domestic purposes, but the water system has been
manifolded to allow the use of well water throughout if desired. An underground
gas line has been buried from the central well house to the guest house site to
allow for the distribution of propane or natural gas from a central site. Due to
the size of the property, a private sanitary sewer system will be required, and
underground piping distribution has already been installed for the necessary
water treatment facilities to handle two large homes on the property.
One of the major construction concerns in North Texas is the soil condition
for providing a stable building foundation. Unusual steps were taken to make
this property truly unique from a construction standpoint. For this property,
all of the expansive topsoil below the two building sites has been excavated and
moved to create landscape features elsewhere on-site. The two building sites
have been backfilled down to the underlying sand and gravel with recycled
concrete and brick, providing the most solid base possible for construction of
an exclusive personal residence.
Architectural plans have been developed by one of the most famous French
Country architects in the nation. The plans include a main house with
approximately 12,000 square feet of air-conditioned space, insulated four-car
garages (that can be air conditioned if desired), and an extensive outdoor
environment including large courtyards, fountains, waterfalls, flowing streams
with imported river rock, a large swimming pool, spa, and foot bridges through
the trees. The main house plans include a third floor observatory balcony placed
above the tree tops designed for astronomy and affording a view across the lake
to downtown Dallas. In addition, there are plans for a 2000 square foot guest
house with a two-car garage and balcony overlooking the lake.
